Four Fantastic French Houses For Sale or Rent

We are offering for sale this fantastic group of French cottages situated in southern Normandy, just south of Vitre.  For location you can Google Map 53540 and click on Saint Poix.  If you use the satellite view you can locate the lake just outside the village which sits 3 metres from our garden boundary.

The cottages are currently divided into three units, each with two bedrooms, bathroom and kitchen areas.

The cottages make up three quarters of an ancient longere, with Number 1 being a later extension constructed c.1940.

The houses are in good structural condition but do require modernisation and 'finishing' but nothing beyond a competent DIY person required!  At the moment one of the attic rooms has been converted to a small bedroom and there are a further two attic rooms which could be similarly utilized.

There are large, developed gardens to both the front and back of the houses, along with mature fruit, walnut and evergreen trees.  Contained within the grounds are four huge sheds.  There is every possibility of obtaining planning permission to construct a further dwelling on the land, overlooking the lake, which in turn overlooks the grounds of 'le petit chateau' in the village. The land totals just under 1 acre in size.

It is a beautiful, tranquil, rural idyll which would be perfect for holidays or permanent living.

The houses are a two minute walk to the village which contains both a small bar and a very well stocked shop.  The lake to the rear of the houses is owned by the village and is very well stocked making it a keen anglers haunt.  For a small fee (2-3 euro per day - tickets obtained from the local bar) one can buy a licence to fish whenever one wishes.

We are offering the houses for sale as a whole, or would be happy to split into two parts (due to the restrictions on the garden access, with the later house being sold with the large parcel of land overlooking the lake as one unit and the other three cottages as a separate lot.  House number 4 is in fact two cottages which have already been joined as one house and is currently rented for a peppercorn rent of 2400 per annum to a retired English couple who maintain the garden and houses as part of the rental agreement.  It is understood that should a purchaser wish to have full, vacant possession then they would relocate or the new buyer could come to a separate arrangement should they so wish.

Currently the prices for each unit are: 75,000 euro for house 1, with 2400 square metre garden

42,000 euro for house 2 (the Middle Unit) with 250 square metre garden

62,000 euro for houses 3 and 4 (now one unit) with 600 square metre garden

For houses 1 and 2 combined 100,000 euro

For houses 2,3 and 4 combined 80,000 euro

For all houses combined 150,000 euro

We are happy to rent each two bedroom unit for £150 per week. Should you wish to book a stay at one of the houses, please call on 07970 601624 to check availability.  Each house would in fact sleep 6, Number 1 has a double bed settee in the conservatory and number 5 has two large sofas in the lounge, but it would be a little 'cosy' so we would say a 'comfortable 4'.

These cottages are well situated for Antique Buying, exploring the beautiful countryside, fishing or discovering the wonderful historical treasures of this part of northern France.

B & B could also be arranged to suit if required.

Should you have any further questions or wish for some additional photographs (taken last week), please do not hesitate to e-mail or call.
